Adjacent property owners within a configurable radius (150–600ft), with distance calculations for each parcel. ~30 abutters per typical boundary survey.
Zoning overlay
District classification from the municipal zoning portal for the subject parcel, cross-referenced against available data.

Each state has its own registry system, GIS infrastructure, and assessor data formats. We expand only when we can do it properly — not with half-coverage.

Why expansion is intentional

Massachusetts uses a metes-and-bounds legal description system with 21 separate Registry districts. Connecticut, Rhode Island, NH, VT, Maine, and New York share the same system — which means MintGrid's research pipeline ports with minimal adaptation.

New England expansion is underway. Mid-Atlantic and Southeast metes-and-bounds states (NY, NJ, PA, VA, NC) are next — followed by PLSS states (FL, TX) requiring a separate legal description module.
