What do I need to provide?

Once your firm is set up on MintGrid, all your team needs to start a new project is the property address. MintGrid handles the rest, pulling parcel data, assessor records, registry links, abutters, and zoning information automatically. Documents and notes can be added along the way, but the address is all that's required to get started.

What if data is not available for my town?

MintGrid will still attempt to gather as much information as possible from available sources. For towns where data is limited, every item is clearly marked as found, blocked, or unavailable, so you know exactly what was gathered and what needs manual follow-up. No guesswork.

How accurate is the automated research?

MintGrid pulls from official public sources, including MassGIS, assessor databases, and registries of deeds. Every data point includes a source link so your team can verify independently. Items are marked as "found," "blocked," or "verified" so you always know the confidence level of each piece of research. MintGrid does not use AI for research, so there is no risk of hallucination. If data cannot be found, MintGrid tells you that instead of inventing it.

Who is MintGrid built for?

Licensed land surveying firms in Massachusetts and New England. How does coverage expansion work?

Each state has its own registry system, GIS infrastructure, and assessor data formats. We expand state by state, only when we can deliver full coverage, not partial. Massachusetts is live now. Connecticut and the rest of New England are next.

Can I choose which abutters to include?

Yes. You select abutters directly on the map by clicking the parcels around the subject property. Choose as many as you need, and MintGrid automatically pulls the deeds, plans, and chain of title for each abutter you select.

Is my firm’s data secure?

MintGrid keeps each firm's data fully separate, with row-level security and multi-factor authentication. Six role types with detailed permissions ensure each person sees the data they need. Every action is logged with an immutable audit trail.
